we appreciated having so much room in the apartment, with a private bathroom. The location was excellent, just steps from the town center. We are especially late chatting with the owner, who was warm and welcoming. She also put on a bountiful and delicious breakfast.

There was a bit of a musty smell in the apartment, but that was natural as it was downstairs.

Staff was VERY nice and helpful. Breakfast was great with eggs, sausage, beans, tomatoes, variety of fruits, cheese, and some pastries. About a 10-15 minute walk from the train station, or an easy taxi ride. LOVED that they will hold you luggage either before your check in time or after your check out time.

Rooms are a little small, but very comfortable with all the necessities. Kitchen where you eat breakfast is also small, requires waiting for other people to pass in doorway/hall/kitchen area, but its not a huge deal.

The guesthouse is located just off the main square of the old town, near the National Palace. There are great restaurants and shops and easy access to the hop-on-hop off bus. The host Karen was delightful. She runs the guesthouses virtually on her own. Breakfast was adequate but not exceptional. Do not trust Google maps, to plan the walk from the station up to the old town. It takes you the fastest (steepest) way. Walk along the main road. It is far nicer and much easier. You can take a bus, taxi, or TukTuk if you don't want to walk. Overall a great place to stay, quiet, clean, well run, great location.

Initially there was a musty smell which I took to be dampness, but later decided was probably the smell of oil in the wood-lined ceiling. This is a historic building. It disappeared after we opened a few windows.

The Guesthouse is centrally located in Sintra at the heart of town just steps away from restaurants, shops and main attractions. The Information ℹ️ office is 2-minutes walk up the hill. We stayed in the Suite Room (very roomy) with private bathroom & shower and had A/C. Breakfast was included with our booking and it was excellent. The staff was very helpful and friendly. They gave us directions on which train station to get on/off heading to Lisbon.

No lift or elevator as this is an old building and guesthouse. We had 4 luggages with us, but had no trouble getting them to our room on the 2nd floor.

Fantastic location, loads of charm, and a wonderful room on the top floor for a quiet family. My daughters had their own room with twins on either end of a long room, with a desk, skylights and floor fan. The main bedroom is quite large with a sofa, comfortable chair and small coffee station and two skylights. The bathroom is spacious and there is a large closet area at the end of the apartment. We enjoyed a wonderful Portuguese meal at Romaria de Baco two doors down from the Guesthouse; extensive wine selection. We also had a very casual meal of tapas, cheese and wine at Loja do Vinho on the square. The Guesthouse is small and we were grateful all the guests were extremely respectful of space and proximity. Our stay was utterly peaceful and great fun. My grown daughters loved their room.

Whole apartment to ourselves, great location, lovely host, really helpful and gave us directions and travel advice. We loved our stay and would definitely stay again. Connects into 435 bus which takes you round all tourist destinations in a loop for 1 euro 55 just use the same travel card you use for other transport. Has excellent connections.

Bed uncomfortable, but was comfortable when we added blanket underneath us which was provided. A little cold, but blankets and heaters in room. Breakfast needs some improvement as we had cold pancakes, watered down orange juice and machine coffee. Sausages, egg and beans offered but sausages looked a little anaemic for a British persons taste.

First and foremost, we loved our host and owner of the property, Karen. She made us feel so welcome and ensured that we had everything we needed for a comfortable and enjoyable time in Sintra. She is straightforward and a delightful host who goes the extra mile for her guests. The properties location is close to the town center, making it very easy to navigate. The breakfast assortment, juice, and coffee is delicious. Karen recommended Tuhlas Bar & Restaurant for lunch just a few steps up the street from Sintra 1012. We enjoyed the food and the proprietor so much that we ate there again the following evening. Upon our departure, Karen arranged for a taxi to take us to the train station which greatly helped us. Karen's charming personality and hospitality left a lasting impression on us. We highly recommend a stay at 1012 Sintra.

- location: amazing, right in the center of Sintra, close to everything. special note on parking: in Sintra in general, it’s a nightmare, so either leave it on a public parking lot about 15 mins away on foot or come without it altogether. however, the owner provides a detailed map with instructions on that anyway in advance of your stay. - the room: we had a suite and it’s very spacious and comfortable with a lot of light. - the staff: the owner (Karen) is beyond incredible and attentive - we stayed at this guesthouse for our wedding trip and we felt so much care and warmth that made these days even more special. she also gifted us with the pitcher vase for our wedding bouquet which is still the centerpiece of our dining table at home:)

Nothing, great stay

This guesthouse is charming, well-located, well-managed and served us the best hotel breakfast we had on a two-week holiday. We received helpful advice regarding the Palace from the LA girl who checked us in. Rooms are somehow both modern and still true to the period of the property. The bed was comfortable and bathing amenities were first rate. Breakfast was set up in the main building around the kitchen at assigned little tables. We had fresh OJ, coffee, tea, pancakes, eggs, toast, croissant, cereal, jam, yogurt, fruit. It was such a treat to have a hot breakfast made fresh by a friendly staffer. Our only note is that the guesthouse does not have A/C. Our visit coincided with a heatwave and air conditioning would have been nice to have. However, we slept with all the windows open and a fan facing the bed so it was okay. All the other positives helped offset this one issue.

The room was exactly as expected from the website when we booked. The breakfasts were great and Karen, the owner was fantastic. Location-wise, it was perfect, just a block from the centre of Sintra. The town is crazy busy with tourists during the day yet the guesthouse was very quiet at night. Presumably most of the tourists are day tripping from Lisbon.
