Real gem and amazing stay- we stayed at Biwa. If you want to have a Japanese stay experience, I recommend you to stay here! Really unique experience, with free mini bar! Staff were really friendly and welcomed us with a big smile. Rule book was sufficient. Hosts also gave us a celebratory gift for our anniversary, thank you so much, we really enjoyed the stay. The place is slightly far from public transport so do plan some time to locate it. Do take some time to cool off the water hot tub if you think it is too hot!

We were informed that due to the peak holiday period (March), luggages (not by the property) would most probably take 2 days from Kyoto - Osaka; do plan ahead!

Beautiful property with modern amenities but a traditional style. We stayed in November and there were plenty of heaters to keep the property warm. The outdoor bath was absolutely fantastic, toilets and shower also super modern. Fridge fully stocked and then restocked during the stay as well which was wonderful

This property does accommodate 4 but it felt like a very tight squeeze for 4, we'd been travelling in Japan for 2 weeks and had 7 suitcases with us, for which there was no storage for luggage nor clothing once there so it became very messy very quickly. The bed upstairs was comfortable but the bed downstairs is a very very thin mattress which did take a toll on my back after 3 nights. There is not a lot of places to sit in the communal area either. I would say this is so much better suited for a couple rather than a group of 4.

A chance to experience a traditional Kyoto residence but with a twist of luxury. The suite is very spacious and comfortable, the location is a bit far from Gion but still walkable and, on the plus side, very quiet. The amenities provided are of very high quality. We enjoyed the outdoor bath, as well! It’s not quite the same as a hot spring but still very relaxing and welcome after a long day exploring. The most exceptional aspect, however, is the service of the staff before, during, and after, which sets this property a cut above.

We visited in November and found the place gets rather chilly! There are space heaters and an AC unit upstairs but then you have choose between stuffy and warm or not stuffy and cold. The second thing that irked me were the scuff marks along the walls in the entry hall and in the staircase. Surely, a bit more care (some magic eraser, perhaps?) can be taken to maintain the luxe feel of the place.

Traveled as a family of four (2 adults and 2 teenagers). Fantastic accommodations. Hosts are super friendly and helpful. Love the traditional Japanese style. The outdoor tub was wonderful and relaxing. It was so lovely having drinks (sake, beer, water, coffee, tea, and soft drinks) available in the room and included in the rate. We didn’t do the meal plan as we had other plans in Kyoto for food. Laundry is onsite and super convenient. Location is excellent - short walk to the subway. Lots of restaurants nearby walking distance. Convenience store close by, too. We stayed in many fantastic places while in Japan - this was our favorite.

This is our second stay here. I love this place we stayed in Kokyu the first time and Kinsho the second. They think of everything handwarmers were even included in our room this time. The beds are both units were super comfortable

We didn’t use it this time but the laundry there has a dryer that is just air. There is a close by laundromat that’s 24 hours and super easy to get to.

The hosts were great with communication prior to our stay. David did a great job giving an orientation on the machiya, providing nearby recommendations, and making fresh matcha tea. I also loved that the binder had recommendations of food places nearby and how to use the taxi. The fridge full of complimentary drinks was also perfection! In short, the highlight of my trip in Kyoto!

The hosts were lovely and we really enjoyed the mini tea ceremony. The style of the building was wonderful and the outdoor bath was very relaxing.

The air conditioners were not as strong as we are used to so we were a bit hot. Also, the bathroom downstairs was a bit awkward to get to in the night. If you are 6ft or over, you may have a bit of difficulty moving around. I think ideally 4 people would find it easier to sleep there than 5.

We spent 3-nights in Kyoto for a family trip. Both my parents and my son enjoyed the stay, very clean and comfortable. Prepared everything we need during the stay. Japanese breakfast set is delicious. Location is good as well, quiet neighborhood with good choices of Japanese cuisine. Acceptable walking distance to the subway station.

Better to have a storage basket to put used towels. One of the cabinets was a little smelly.

I loveeee the tatami, toilet, open bath and the heated floor. The toilet was clean and modern, the interior was nice as well. The staff was nice (psst and they gave us welcome drink and snack btw ❤️) the room's clean and tidy, the instruction is written in english so its helpfull as well

Its not really sound proof between each room (like u can hear ur friend talking in the living room when u r in the bed) buttt, i have zero complain since they use wooden sliding door, like its expected not to be sound proof
