Susan's Villa

The quaint B&B is comfortable, quiet, and in a great location. Although we knew we were close to the river, we had no idea how close we were to the falls. We could either do a longer walk or take the WEGO to easily get to the sites and the main area of the falls. When we were tired from our day, it was nice to go back to the B&B, rest, and enjoy the quiet beautiful yard. The host (Alice) was welcoming, helpful with our planning, and very accommodating as we had to leave early so she provided a breakfast 'to go'. It was very kind of her.

The suite (2rooms) were very spacious and comfortable. Instructions for self check in were easy to use and the host popped in to see that everything was to our liking. We were also sent information on attractions for the area which we found helpful. Location, walking distance to the falls but also a quiet area Nice deck with seating to enjoy overlooking the garden, also with seating. Breakfast was included and hosts Alice and Jacky were always attentive you our needs.

Thank you for allowing us to stay at your Bed & Breakfast during our recent stay in Niagara Falls. My husband and I had an excellent stay and would recommend it to anyone! It is in a great location - close to the Falls and the strip. Ms. Alice and Mr. Jacky was so loving and welcoming they also prepared breakfast every morning which was delicious. The beds were really slept comfortable. We will definitely be staying with you again…… Thx you love Jenis & Sammy Cook

Great amount of space, nice quiet neighbourhood but still only a short walk into town. Free parking is excellent!! Comfy bed, streaming options on TV were very handy.

Nothing that I didn't like, just some comments. The notes on Booking.com said coffee and tea making in the room. I didn't have one. I also didn't need one, so didn't really notice until the last day. It would be nice to have a breakfast to go option for early risers. I had to be out before their breakfast time one day so had to buy breakfast.

Very pleasant hosts who were very obliging. No tea and coffee facilities but the hosts were more than happy to provide this during the day. The accommodation has a lovely garden area for sitting and relaxing. Very close to the spectacular falls and restaurants, but in a quiet district. Very clean and comfortable. Breakfast is different from the norm but adequate to start the day and for a short break. Thankyou for a memorable stay.

The owners were very gracious. It was very clean, no shoes at the entrance, which was different than we are used to. Close walk to the Falls, about 15 minutes. It felt like staying at someone's home and had a unique coziness. The backyard was very peacefu and a nice place to recharge. It was a good price for 2 nights.

The breakfast was cute but was more like having breakfast at your grandma's house, eggs, toast and fruit. But my husband usually eats more than one egg. I did not care for the packaged foods like deli ham, cold sausage stick, and store bought sweets.The coffee and tea were very hot and tasty though. There were no wash cloths in the room, but got them for me when I asked. The TV was small, and we couldn't find the remote. The bed and sheets were not as soft as I prefer. There was a bad odor in the foyer when we returned from the city for the night, maybe from cooking? It was bad enough that I messaged at 10:30 pm and asked if they could deodorize. They replied promptly and said they would, and must have because the odor was gone in the morning.

I had the most wonderful stay here and I wouldn’t change a thing. Alice was so incredibly kind to us and went above and beyond for our entire stay to make sure everything was perfect. She even checked us in extra early which we really appreciated. Our weekend was even more special because my boyfriend proposed at Susan’s Villa on our last evening there! Can’t say enough good things about this place, I highly recommend staying here

Clean. Good location - it was a short walk to Clifton Hill and the falls. Hot breakfast was awesome. Free Parking. Jacky and Alice were both very warm and welcoming. The only thing missing was hair conditioner but I brought mine so not an issue for me.

Hair conditioner was missing. Not sure if it was an oversight as I did not ask since I brought mine.

Susan and her husband helped my partner and I book a room in a quick, easy and polite manner. Both of them were so unbelievably kind, and helpful. They were very accommodating and had everything we needed at our fingertips-even a special breakfast in the morning, cooked right there for us. They were so nice and the location was perfect! Price was great, free parking, and we will definitely be back!!! :) Thank you so much our friends!

We didn't have any issues!

We loved every aspect of our stay! The room was above spacious, and very clean, the bed was comfortable, the breakfast was varied and above par. Above all, the hospitality shown by our hosts, Jackie and Alice, was heartwarmng, and you end up feeling like one of the family, We completely recommend this wonderful cozy little place🙂
