Rooms were spacious and generally clean, some parts of room are dusty but overall very clean. Beds were comfortable but we wish there were more pillows. Family room is super spacious considering the location, loved that the toilet was separate from the bath area, so kids could take a soak in the tub and whoever could still use the toilet.
The only area of improvement that I would recommend, is to have a small cot or playpen for babies and have some kids amenities. Housekeeping only will be done if you put the make up sign, we weren't informed so our room wasn't clean and we only found out at night (next day we checked out).

The proximity to pretty much everything that I needed during my trip, Tsukiji Market, Ginza, public transportation and other attractions in Tokyo including the teamLAB Tokyo. Easy access and friendly staff. very helpful and will always try to help with your queries. Therefore, I stayed in two separate occasion during my recent trip to Japan (Twice in Tokyo and once at Koko Hotel in Osaka)

Koko Hotel is in a fabulous area, right next to the old fish market Tsujiki. Which means world class sushi restaurants. We got a family room which was 2 singles and a sofa bed - very well organised room. I thought I was booking a room with a bath on the Booking.com app but unfortunately it only had a shower. That would have been the only thing I would have changed about the room.
The breakfast closes at 9am sharp (there is a sign saying its open until 9:30am but that's only once you have the vouchers and have given them to the breakfast buffet person. Even at 8:55am the front desk would not sell us the vouchers we needed to have breakfast there. Breakfast buffet was OK but expensive and there are better cafe options less than 10 minutes walk away. I also tried to get the price to move us to a room with a bath, but the front desk people could not understand what I was asking in English. So that was annoying.

We requested for connecting rooms, although it did mention it was subject to availability. So the first night, we were in separate rooms. But the following day, we saw the room in between our rooms was being cleaned, when we asked if we could move in there so we can have connecting rooms, they accommodated us! There were three full sized single beds (one was a sofa converted to a sofa bed) but everyone was pretty comfortable. Of course the space for luggage is a bit tricky since we had about 2 large, 3 medium, and 2 small suitcases. But with a little imaginative re-layouting of some furniture, everyone had space and a place for their luggage. Another thing, housekeeping accidentally took one of my son's left crocs by mistake (I believe it got swept up when they were changing all the sheets and beddings. I talked to the reception and the guy made a call the following date to the linen company to check if it is there. I asked him to take a photo. Next day, still no news but I saw they had a print out of the photo of the crocs. The following day it was there already. Happy that they were able to return it before our stay ended. We also liked that the teas, coffees, combs and what nots were in the main lobby where you can just get what you need.
We wished that the staff could have spoken better English but google translate was enough. Bathroom could have been bigger but still, overall value for money and duration of our stay, everything was pretty good.

quite a new hotel and well appointed..the rooms was well-furnished....the location of the hotel was a mix of residential and commercial, which we liked because its NOT touristy but yet quite close by to the main tourist areas/attractions...access to public transport (subway/trains) was a bit far (for seniors like us with walking issues)..over-all the neighborhood was very much to our liking...we felt like locals not tourists...close to the shops/green grocer, local eateries/restaurants, even a neighborhood sushi shop and alternate location of sushi dai just close by....the amenities as we said were quite modern..though the lobby is a bit constricted specially when many quests arrived...no space for left luggages....been travelling with family to Japan for 5 times now and we feel that KOKO hotel tsukiji is one of those rare finds....and did we say that its just a main road crossing to tsukiji market??!! and Ginza??....we were so close to tsukiji that we didn't even taste the sushi/and other food offerings in the market when we went there...because we already had our fill from the neighborhood shops!!...ooops before we forget...the breakfast is worth the additional cost....they even have their own foreign exchange machine (so you don't have to look for an forex shop)...you can do it right in the hotel....not to forget that the staff were extra helpful as expected....
not really didn't like but further suggest...nothing except that there was no pool (but we didn't need it at the time as we came in winter)...our regret actually is not having enough time to just go walk around the neighborhood some more because of physical disability (swollen foot for me and hip problem with the wife)..otherwise, we would have enjoyed just going around the neighborhood of kokohotel tsukiji...

Stayed in two twin rooms with partner and adult sons. Rooms were nicely decorated and in good condition, comfortable, aircon/heating was effective and everything in good working order. Shower was powerful and plenty of hot water. Beds were firm but comfortable and linens were clean and smelled fresh. Lifts work and free items like toothbrushes, razors and teabags, coffee etc are available in reception. Staff were helpful and spoke English well enough for checkin. Those who didn’t used a translation app to assist. Only one room key is given at checkin but more are available if you ask. There is a charge if you lose the room keys. Admission to breakfast is by ticket and breakfast is only served until 9am, some guests were caught out by this. We thought breakfast selection was good with Japanese items and western breakfast items available. Croissants and cereal and fruit salad and rice, salad, fish, miso soup, Yakisoba, fried chicken, scrambled egg, sausages. There is a guest lounge with microwave and vending machine and a guest laundry with washing machines and dryers. We didn’t have our room serviced during our stay as we didn’t need it but if you want your room serviced you put a magnetic sign on your door to indicate that. We found the location excellent, bus stop with buses every few minutes to Ginza and Tokyo Station and TeamLabs one minute away from the hotel and Tsukiji metro station only five minutes away. Plenty of restaurants and a 24 hour supermarket one minute away. If you’re up early due to jet lag, the Tsukiji fish market is across the road and you can see them setting up the market early in the morning. Other reviews mentioned noisy sirens from emergency vehicles but we only heard them once or twice at night and it wasn’t an issue for us. The rooms seemed well insulated for sound and the only time we heard other people was when they were in the corridor walking past. We would definitely stay in this hotel again.
Early breakfast finish….an extra half hour serving breakfast until 9:30am would be nice. Recycling/rubbish bins in the guest lounge could be emptied more frequently as they were often overflowing.

It was clean and comfortable although our room was quite small. Staff is friendly and we were able to leave our luggages at the hotel for the day after checking out
The hotel is not at a major subway station. in order to get to tourist attractions, we had to take a few bus/subway transfers. It is unreasonably inconvenient to only get one key for the room. to keep the light/AC on, you need the key. To take the elevator, or go to Landry room, you need the key. The first 4 nights was stressful as my daughter can’t stay in the hot/dark room if I need to go out to do anything. the second 2 nights stay was much better as the checked in staff gave us a key shaped paper card to keep in the room for light/AC on. don’t forget ask for that. Maybe put a credit card in there will also work.

I stayed here for one night on my own in a king room before my family arrived and we swapped to twin rooms. (A king was cheaper for one person than a twin). The room was clean and linens smelled fresh, bed was quite firm. Bathroom was excellent and shower was powerful. The only downside was that the rooms aren’t really big enough for a king bed and there wasn’t enough floor space for me to open my suitcase. Location was great with good transport connections, bus stop on the nearest intersection and Tsukiji metro station a five minute walk and if you wake very early due to jet lag you can go across the road and watch them setting up in the Tsukiji fish market. 24 hour supermarket less than a minute away and microwave available in the guest lounge in the hotel for heating a takeaway dinner. There is a guest laundry with washing machines and tumble dryers.
Floor space was limited in a king room but twin rooms (same size) have a more functional layout. The rubbish bins in the guest lounge were overflowing with takeaway containers and rubbish and this area would be much more pleasant if this could be attended to more frequently.

The staff were extremely professional, friendly, and helpful throughout our entire trip. The building and room was very clean and was kept very clean. The breakfast served each morning was delicious and a fantastic value even if you're paying for tickets each day like we did. We also really liked the location in Ginza as it is relatively close to a few major train stations and not more than a 15-25 min train ride to most major areas/attractions in the city, yet is still a relatively quiet area with little traffic
The AC unit was pretty old and really didn't put out much air. We visited in August and the best thing after sweating outside all day is to return to a cold/cool hotel room. The AC definitely cooled the room at night and did aim towards the bed which was good placement, but during the day it struggled against the heat coming in through the window (even with all shades closed). Also, less of a complaint than just a heads up for those curious - The room was definitely a little bit tight on space. We had three standard large luggages (were in Japan for 16 days) and fitting the suitcases and walking/navigating around the room got a bit tough. Truly though it was a great hotel.
