Very welcoming staff. Very clean comfortable room, en suite clean, nice products. Bed very comfortable, lovely bedding. Very very late booking so last room available, small but perfectly formed. In a quiet road near racecourse but not far from train station, close enough to walk into city centre.

Unfortunately when booked we were under impression that breakfast was included, but we were sadly mistaken, not the fault of the hotel.

Lovely room, light and airy, extremely clean. Welcomed in a warm manner even though we arrived early hours in the morning. We were given a map and a pen, absolutely came in use for the 3 days we were there. Beautiful Victorian building with a garden in the back. Oh and there is a neighborhood cat that sleeps in the gardens and lets you pet it.

The occupants in the room above were smoking out of their window and it was blowing into our room. It was hot weather and windows needed to be open. Couldn't find any staff on the premises to ask if this could be sorted out. This was late afternoon and in the evening. No idea if staff are in the building during these times? Also the price of breakfast was too expensive, but there are many places to eat just down the road.

Good sized room which was cleaned to a very high standard and had an ensuite with large walk - in shower which is my preference. Two shower gels and shampoo were provided in 500ml bottles instead of wasteful travel sizes. It was a large room containing a ginormous bed with bed linen of superior quality which I really appreciated. The hotel is only a 20 min walk ( 10 mins in a car/taxi) from York station and is in a peaceful residential street. The member of staff was very welcoming and gave ideas of places to visit and some useful advice. There is a fob to activate the front door which avoids disturbing staff and residents when returning from your sightseeing. A bag of useful maps, leaflets and a pen were given on arrival. As well as a kettle and various drinks and biscuits in the room drinks and crisps are available in the reception hall with an honesty box to pay which is welcome touch.

The drain was a bit whiffy but there was an unusual heatwave so I suspect this was an unavoidable consequence of that.. The room itself had a lovely fragrance.

A really cosy room with comfortable beds and good sized bathroom with shower facility and lovely toiletries. The room was clean with fresh linen bedding. Tastefuuly decorated with lovely chair and extra pillows.to match the colour scheme. Good welcome tray with variety of drinks and biscuits. Although we did not take the option of having breakfast we left the hotel with the homely smell of a good cooked breakfast was on offer to all guests.

This was such a gem of a hotel, we were made to feel welcome from the minute we arrived. we requested a ground floor room last minute and we got the nicest/cosiest room we’ve ever stayed in. Staff are lovely, very helpful and friendly, can’t do enough and it’s just like home from home. especially thanks to the young lady with blonde hair, and Alison (felt like we’d know you years) xx The breakfast was fresh, hot & extremely tasty, £15 extra but worth every penny! (or £7.50 for a choice of cereals, fruit, nuts, bars etc…. we sat out in the garden in the evening with a nice bottle of wine and it’s so peaceful. The honesty box and fridge of goodies is an excellent idea and if anyone was going to take without paying shame on you!!! everything 50p!! crisps, chocolate, bottled water and cans of pop! a short walk across the road to race course, but then a trek up to the course. a short walk to bus stop & not far into York. just over 1/2 mile to pub with food Cross Keys. you wouldn’t be disappointed. we hope to return.

Breakfast was great - room was nice good shower. nice view - staff friendly and helpful -Hotel was near enough to York to walk (20 mins) but bus stop nearby too. The area is quiet but close to the main road into town. The Tour Bus also stops nearby, we could roll out of bed and get a tour of the city. If you are going to the races, you are very close by. With electronic key you can get in any time if your are out in the evening. All round good home feeling B&B - but good privacy too. If you are a 'Hotel person who needs a bar and restaurant this is not for you. There is off road car parking and the road is free parking too so no probs for car owners. If you are coming by train, its easy from the station walk or taxi. It's a large house with a garden too if you want to sit out in the sun.

everything was fine there was nothing not to like really, but If you are coming after 4pm it is self-check in, so you won't get the welcome and the helfpful info when you arrive.

There was just a little note on the instruction page about not bringing your own food into hotel. There is a breakfast offered for the additional £15 per person. If you are on a budget, this option can be tough. If you are fine, then this hotel is good for you! Also make sure the check-out is at 10.00.

Lovely little B&B in York - I really appreciated the personal touch such as communication, ease of check in with keys left in reception in welcome bag. When I left my pillow at the hotel, they kindly posted it back. Compared to the chains, this is a far superior experience. Room was very nice, excellent bathroom and facilities and spotlessly clean. I would most definitely use this hotel again.

It was straightforward to book and all the staff were exceptionally friendly. After completing our reservation on Booking.com, the owner reached out and let us know everything we needed to know. We were offered a discounted upgrade when another guest cancelled their reservation which was a thoughtful touch. The lady who greeted us in the morning for breakfast was lovely, she gave us suggestions for our day out and showed us on the map where the attractions we wanted were.

It would have been nice to meet the owner but we did arrive late so this definitely wasn't a deal breaker.
