Located close to the train station, several convenience stores, the night market and shopping centers. Very spacious interior. Clean, quiet and private, despite it being relatively close to a railway and a road. Helpful staff.
The reliability of the wifi coverage and the internet connection are horrendous. This needs urgent fixing. Some of the wallpaper has started showing its age.

Rooms are large and have everything except a microwave and kitchenette - which is odd given every pool villa I have stayed in Thailand does. Anyway, pool is small but fine, more a plunge pool than a swimming pool. The pool only got direct sunlight for a few hours a day due to surrounding trees which drop a lot of leaves. Pics are an accurate reflection of the rooms. Location is close to Baan Khun Por which is the largest food market in the area. I live in Hua Hin for 6 months a year so I know the area very well. Short walk to 7-11s too just over the railway line which is handy - except for the very busy intersection you have to cross - be careful as they don't stop for you - ever. Breakfast was again ok, but nothing special and quite basic. Overall was ok.
This hotel has no cancellation policy at all. So, if something happens, you are stuck. I was due to stay with my girlfriend who lives outside of the area and sadly she got covid a few days before we were due to stay here and could not fly down. I immediately went to the hotel in person, spoke to the manager and asked if anything could be done. Sadly, they would not offer any form of cancellation refund so I ended up staying there alone. You would have thought in these post covid times, that some flexibility was available, but the answer was a pretty blunt no. Very disappointing. Secondly, the doors don't seal properly so the room was full of mosquitoes and as a consequence, I was bitten many many times while sleeping. Yes, I used a spray and yes, I even used one of those plug in diffusers - nothing worked. Finally, the pool was not clean and nor were the pool surrounds. The overhead trees continually drop leaves into the pool and surrounding area and during my 3 nights there, I didn't witness any cleaning of the pool. My advice, trim the trees so they stop dropping leaves into the pool.
