Beautiful bedroom, very big and extra stylish with huge windows. The small shared kitchen was a lifesaver to me when I realized restaurants in the zona hoteleria were crazy expensive (but stock up on food in town first). The rooftop pool was tiny but very refreshing and in the sun. Loved it. The owners were very nice and available to help out (reach them through whats app since there’s no reception desk). Access to the beach through another hotel.

I didn’t love the location. Sunset house is a bit far from the center of the zona hoteleria so you have less affordable options for food. Other than that, the generator is loud, but it would be the case at pretty much any hotel in the beach zone.

Great location right across the road from Dos Ceibas Beach club, clean and comfortable rooms and a communal rooftop with a kitchen and plunge pool. Dante was super helpful and quicl to respond whenever we had questions.

the house is in a property with other stays behind a restaurant. and so there is a side gate that must be opened each time you want to come and and out security 24 hrs. perfect place for my daughter and no resort style feeling but rather very boho, comfortable and laid back. my room was on first floor and it was large , clean, and with a jungle feel throughout.

electricity is down between noon and 5pm to save energy, which I am fine with. however sometimes it would be out earlier. wifi not available until he early mornings when it was needed for day planning

Lovely accommodation in the jungle side of Tulum! the bed is very comfortable (firm) and the beach is just across the road. Dante was very helpful and responsive.

Everything - from the warm welcome up to the rooftop views - was exceptionally pleasant! The place is beautifully located, in the middle of peaceful jungle, 4 mins walk from the gorgeous Tulum beach. The room is spacious and clean, with big windows. The bed is huge, cotton sheets felt extremely good after the parties :) There's a personal hammock outside to chill and watch the greens and skies with the birds singing around. The rooftop is beyond the words - 360 degrees views of the jungle, I watched the sunsets, I watched the full moon and stars rise, enjoyed the swimming pool, danced with the winds, had breakfast and evening wine with the views. Beautiful. There's a fridge and stove you can use and most of kitchen utensils you'll need if you want to bring food up there. Loved the staff - very helpful and responsive, helped me with all my questions. The cleaning ladies come every day, so muchas gracias to these wonderful ladies for keeping it tidy and clean.

Great stay, they were waiting for us to arrive, and everyone was very friendly. They communicated with us on WhatsApp so well, they helped us every step of the way. If we needed anything we just sent a WhatsApp and they would respond in minutes. No matter the time. They were so friendly and so accommodating.

I liked everything, the tap water was salty for brushing teeth and showering, but that might be all of Tulum, so don’t hold it against them. Use filtered water to brush your teeth.

I loved this hotel! The windows in the room make it feel as if you are in the jungle. The room is so spacious. You have a patio on both sides. One with some chairs and one with a hammock. The view from the roof is great! They have a full kitchen up there so you could create your own meal if you wanted. There is a shared fridge to keep a few items cool. Nobody seemed to steal. It is a quick 1-2 minute walk to Dos Ceibas hotel which you can use to access the beach. If you go for sunrise though, you must get the security guard to let you in as the doors to Dos Ceibas are closed. You can also rent bikes from Dos Ceibas for 200 pesos for 24 hrs. There is a great vegetarian restaurant called Bowls de Guadelupe across from Sunset House that has all sorts of bowls. I wished I had gone there sooner because it was so delicious and I only got to eat it once. The stretch of beach in this area was my favorite. You could walk for miles in either direction. Although the hotel is jungle side and you only have AC at night, the room stays very cool and relaxing all day.

There is no sign for the hotel. The front desk is positioned in Locos restaurant in front of the hotel. It wasn't hard to check in because they told you exactly what to do but it is weird that there is no sign. Also, the water in the bathroom is salt water. There is great water pressure as well as hot water but the salt was not great for my hair. Not a deal breaker by any means but something to note.

Love the location, walking Distance to the beach and restaurants. Set back from the road so it was very quiet and peaceful. Large room, large bed and great size bathroom. On the jungle side of the road so tons of greenery and a beautiful view from the rooftop. Small rooftop dipping pool and shared kitchen was a nice added bonus. There is no street sign that helps you locate this place you have to look for LOCO Tulum restaurant to check in and the hotel is nestled behind it. Could make for a little confusion for your drivers. Check in and out was super easy and we always felt safe. There are alot of outlets which is great and the ac when it was on was powerful. We would stay here again. Was super convenient to have the restaurant attached to the location but we didn't end up eating there this time around.

The only thing, I was told there was full ac and then found out there was only ac at night. I understand it's out of their hands and it was a power related thing due to the storms and I understand Tulum is eco friendly, but i was caught off guard. As it's incredibly humid and hot by day. But the ceiling fan helped a ton. Also we didn't have our room cleaned or got new towels on day two (only stayed 2 nights). Not sure if we were supposed to ask for the cleaning or if this is a new eco friendly or Covid thing. But we made do. Not a deal breaker.

The property was not secured, the doors were only able to be closed with lockers.

we absolutely loved staying at the sunset house! the room was big & spacious with a nice clean bathroom and a front and back patio! the A/C is only on from 7pm- 7am but it’s okay because there is a fan in the room that keeps the air circulating throughout the day. the rooftop kitchen and pool were perfect! to save some money we BBQed on the roof most nights and enjoyed the sunset. it was very romantic. the staff was nice and Dante was quick to respond if i ever needed anything! the restaurant in front, Loco, was also delicious!!! the sunset house is across the street from the beach, but you have beach access right across the street at Dos Ceibas which is very lovely. would definitely come back!
