BT Live Tulum located at the party zone

overall excellent spot and would go back. couple things to note, we were here in the off season so 4/7 days we had the entire place to ourselves. you are right on the water. truly incredible. the cabins are cozy and the AC is great. the absolute seller is the incredible included breakfast - so worth it. keep in mind you are far from town so if you don’t have a car you are forced to eat close by and everywhere on the beach strip is $$$$$. we had a car (totally recommend as long as you’re a confident driver) and parking was easy and reliable. we rented bikes from the property one day and got massages another day. we also loved the livelihood of the party zone and being able to walk the street and people watch at night. you can juuuust hear the music/base of the near by clubs at night but this didn’t keep us up at all.

we stayed 7 days and only got hot water on 2 of them, so be prepared for cold showers. water pressure is also very limited. these weren’t deal breakers for us. since it was off season the restaurant and bar on site were closed after breakfast, that wasn’t advertised, but was overall fine cause you can go anywhere for food, just a little disappointing. also as mentioned above, everything in tulum is $$$$ and the fridge is TINY, you can fit a few drinks and maybe some left overs. aka you must eat out. finally, very small details that I would expect for the cost of the hotel, are things like no glassware in the rooms and no ice available. you really get the bare minimum and are paying for the location.

The place was exactly what I was looking for. I wanted a simple space, directly on the beach. The staff was kind and meet my needs. The room was cleaned every day, and I appreciate the extra blanket as the air conditioner work very well.

What I didn't like was the mattress was a bit rough and the sink pedestal was damaged, so if you leaned on it the sink would move. Also, it would be great if BT Tulum had more entertainment at the property.

great staffs; location is great if you like to party late, and all the restaurants are within walking distance; AC is pretty strong;

-Since it’s right between RosaNegra and Funky Geisha…you will hear their loud music till midnight…(it didn’t really bother us though) -on our second night of stay, we ran out of the hot water for shower….and the water was not strong… also thunderstorm that night, and our roof was dripping down water on our bed🥲 -overall I think its a pretty good deal for how much we have to pay for per night, budget friendly! plus free breakfast?! worth every penny!

Beautiful, comfy cabin and beautiful beachfront location

No joke - the music next door! Started in the evening around 7:00 and was still going full blast when we left our room the next day at 8:00am. Full blast electronic, techno dance music ALL NIGHT LONG. Yes, it was Saturday night but come on. I know it isn’t BT Tulum’s fault, but it really put a damper on what otherwise would have been a great place.

Incredible location. right in the heart of the hotel/party zone. The right on the beach. Yes you could hear music from nearby by beach clubs, but that’s to be expected in this area. Great breakfast. not sure what others complained about, nice plate of fresh fruit and then a egg dish (try the rancheros or Mexicanos eggs!) Plus OJ and coffee. Staff was super friendly and helpful. Lovely little spot right on the beach. Surrounded by the best of Tulum. This must be the best deal on Tulum’s Beach Road.

the water pressure wasn’t great, though we found showering at night the water pressure and hot water was fine! In the AM it was spotty. not a big deal.

The place was what you imagined when you think of paradise. I like that they do not have a TV which forces you to get out and about and enjoy the beach.

Unfortunately the generator "malfunction" 2 of the 3 nights we where there and left us with no electricity in the middle of the night. Luckily the place was cool enough with wind coming from outside. The night we had electricity there was no water. The manager stated they "forgot to pup water or it run out" this are things they foresee and should be on top of. Beside this the place is beautiful.

We absolutely loved staying at BT Live Tulum ! We had been back packing in hostels prior to our stay, and wanted to splurge for 2 nights therefore choosing BT as our designated spot. We were upgraded to a bigger room by the owner, as we were checking in, as he wanted us to have a pleasant and comfortable stay, as the room we originally booked was closer to the construction that was happening at the hotel next door. Safe to say we were so appreciative, and we loved our room and the privacy / comfort we received. The location is 10/10 for being near all the bars, restraunts and obviously beach front access. The staff were so kind and attentive, really made our stay enjoyable. We also didn’t realise breakfast was included, so we were cheering every morning as the food was very yummy. Waking up to see the sunrise was also so beautiful from here ! HIGHLY RECOMMEND!! From 2 very happy Aussies

Everything was great, nothing negative to report

I loved so many thinhs about this place, first all the rooms were facing the ocean, they all had a beautiful view ,our room specifically was beachfront but we noticed that all rooms faced the beach. Staff was beyond friendly and prompt to assist w any requests. Breakfast was good ,fresh local fruits , eggs, coffee,fresh juice. They have massage in site, they can connect you with all excursions and transport if requested. All in all a wonderful stay, would definitely go back.

Because it's a tropical area, when it rains, Rains!!!! and we actually got water inside the room but honestly we didn't even bother to mention the event to the staff otherwise I have no doubt they would've accommodated us.

Super well located hotel at Tulum Hotel Zone, walking distance from all the clubs and restaurants. You can relax at the beach and sleep listening to the ocean.

The beach bar closes at 5pm and the kitchen at 3pm, I thought it was early. Also, depending on the room you stay in, you'll probably hear the sound from the club next door. In the morning, there was no water in the room.

Great location, delicious breakfast (more options would be great) views from our room was amazing, beds we’re comfortable and the staff were nice. Owner was also amazing and always attentive to our needs

Only issue was our toilet not flushing… but there was a cool beach hut toilet close by :-)
