the property is well situated if you have a long transit. less than 5 mins by car and less than 20 mins by bus. It was clean and comfortable. if you are arriving late at night the hotel offers late check-in till 12:00 am ( midnight) however you need to have communication with Alessia so she can wait for you at the property. you might be dropped off earlier by the taxi and have to wait outside for your keys. if you are using taxi it will cost you 15 euros or 20 if it is later than this. Alessia with offer you the same price and you beed to use local taxis not the first one you see as you exit the airport. however if you are arriving much earlier you can use public bus number 8 which will drop you 5 minutes walking distance and cost you 1.5 euros or a bus shuttle which will cost you about 7 euros or less .there are restaurants nearby and a supermarket nearby.

I stayed for only one night therefore can’t elaborate. however I think it is a bit pricey or perhaps I made my booking a bit late. Breakfast is included but it is limited or at least to my taste.

Despite the obvious proximity to the airport, it must be taken in account that you can get there only by car (taxi). This will result in additional expenses. You can't get there on foot.

The property is a traditional Italian Villa close to the airport. The staff was friendly and responded quickly. Special thanks to their driver Paola for picking me up from the airport in the middle of the night! The room was functional. It had AC (not noisy at all), a big double bed, a fully equipped toilet (soap, towels, hairdryer), and snacks/jam was provided for breakfast. The shared area includes a fully equipped kitchen with access to breakfast items (coffee, juice, milk) and a terrace to enjoy your breakfast. All equipment was new and in excellent conditions.

I cannot think anything negative about this property.

The person who runs the hotel is very nice and helpful. She responded very fast for everything and was super nice when I needed some directions and a taxi. I would give her a 10+ for sure. It's in a nice area with beaches and lots of dining options within walking distance. Also, the airport is only ten minutes by taxi. There are grocery stores also that you can walk to or the beach. Very safe location and quiet.

The air conditioning did not work but she did offer to come to fix it by the time someone could have fixed we would have been gone. If there were screens on the windows we could have just opened them at night but there were none and some bugs got in so we had to close them. The other thing I think they could do is buy new linens and blankets. I think they could charge more money for the rooms if they did this. Let me be clear I still recommend this place and will stay there again

- Excellent hostess. She contacted me as soon as I made the booking to offer transportation from the airport to the establishment. She even took me for a ride in the town center to show me around and provided information on all nearby locations as well as a presentation on all amenities offered. Also able to speak in English, something considered a plus for all those visiting Italy and unable to speak the local language! - Room was part of an apartment (3 rooms in total) with separate bathrooms for each, and a common kitchen area. Really clean room, with a breakfast offered to my tastes. Do not expect a buffet, if you are into that sort of breakfast however. - Location was within walking distance to the town center, sports facilities, super market and restaurants, also in a quiet residential neighborhood. About 10' driving distance from the airport as well. - I would say a good value for its money.

- Noise cancellation in the room was not good, meaning you could hear the room next door and they could definitely hear you!

Paola promptly picked us up from airport. Our room was ready by 14:00. The room was lovely, large and nicely decorated. The shower was great. A very modern bathroom. Alessia, the hostess was very sweet. There’s a nice kitchen one can use. The grocery store across the street had a fabulous deli. We were able to dine outside in their gazebo. It was a very convenient stay since we had a next day early flight. I would recommend this place for those who need a quick layover.

Nothing. It was fine for the price.

The staff allowed me to drop off my luggage and took me to the mall to relax until my room was ready an hour early at 1:00 and gave me a ride to the airport the next day. They explained where to get good pizza in the grocery store across the street. I did not have a car and they were very helpful. I did not speak Italian and they did a wonderful job of communicating with me by text and in person.

Online it's stated they have a washing machine and I specifically booked this place because I wanted to be able to do laundry after a cruise. When I arrived I learned they would do laundry for me for a fee but there is no washing machine available in the house. I was disappointed because I wanted to do my own laundry, not send it out to have it done. If I had the trip to do over, I would have stayed closer to Rome, within walking distance of the sites, but it was a cold gray day, so the mall was more comfortable. This might be better for folks with a car who want to be close to the airport.

Great service by Alessia. We were stranded in Fiumicino Airport and she immediately processed our booking and arranged for pick out. We started our Roman holiday in misery because of delayed flights and hotel got cancelled. The swift response was much appreciated. We were concerned given the cheap price, but The room was clean, basic. The kitchen had a free cold water, juice and simple foodstuff. Good value for money as transit stay.

Not within walking distance of airport. But none of the airport hotels / b&b are anyway.

For our last stay in Italy, my wife and I found this bed and breakfast type place near the airport, for practical reasons. We enjoyed our stay very much. The area itself is not so special, but there is a supermarket right across the street. It was about a 10-minute walk to the area in Fiumicino town where all the restaurants are (by the harbour). We found a great restaurant called "Indispensa" where we had a really good dinner. Our room had everything we needed, with a nice bathroom. There was a full kitchen, and there were things in the refrigerator and our room for a breakfast ( we chose to wait and have breakfast after checking in at the airport). The kind gentleman who was our contact person for the room and who greeted us and helped get us settled when we arrived, arranged for a driver to pick us up and bring us to the airport in the morning (15 euro flat fee). This was great help. Our stay was a very good and practical solution for a situation where you have a morning flight out of Fiumicino. The other actual hotels in Fiumicono are very expensive in comparison, and we didn't feel that it was worth spending at least twice as much for a room in one of these places - we would rather spend it on ourselves and have a nice dinner and drinks instead!

The room itself was great. The bed was good, great shower, AC, etc. I liked that it had a full kitchen (even though I didn't use it). There was food in the room for breakfast. Close-ish to the beach. I would come back here.

The toilet seat in my bathroom was broken--came off when I sat on it and needs to be replaced (I didn't break it--it was already like that). The locks in the doors need to be replaced. I struggled with mine and so did the people in the room next to mine. My shuttle driver on the second day showed up an hour early, and then 10 minutes late. Also, I wasn't informed until AFTER the first shuttle dropped me off that I had to pay $16,50 Euro in cash only, which I didn't have on me, so it was difficult to procure that exact amount of cash without pre-planning.
