The service from staff was absolutely superb; we needed help sorting out problems several times (not related to the hotel) and every time the staff were amazingly helpful. The place is comfortable and quiet. Breakfast is good.

Only issue is the location - because of the main road that runs adjacent to the hotel, getting anywhere from the hotel is impossible by foot and requires a taxi (Pro tip - get the Grab app).

Beautiful grounds, garden and pool. Comfortable room and delightful polite staff. Very relaxing.

Some way out of town but easy to arrange transport in.

A substantial "boutique" hotel with a lot of charm and character. Amazing mature gardens with a wide variety of tropical trees and plants , providing shade, fragrance, a tranquil environment, and a habitat for birds. Spectacular pool, accessible directly from the rooms on the ground floor. Rooms are sufficiently spacious and comfortable, in a "traditional" style. Very helpful, polite and well trained staff. Beautiful spa Large parking area (not usually available in hotels located in the old town). Good value for money compared with most hotels of similar standard in the old town.

After the Covid period, the hotel has aged and maintenance seems to have fallen behind. Now feeling a bit tired and in need of comprehensive refurbishment to continue fulfilling its potential. A 10/15 minutes taxi / tuk-tuk ride is required to reach the old town. The immediate vicinity, of mostly office buildings, lacks atmosphere particularly in the evening. Breakfast buffet is adequate but not as good/ extensive as it was in pre-Covid times, now catering for fewer guests. Mosquitos...

The whole experience of our stay at Khum Phaya was fantastic. The staff were always friendly and helpful with anything extra we needed. The room was a suite which was really roomy and the facilities were great, including the most amazing shower and wonderful private outdoor spa. The resort pool was just stunning I had ever seen because of its size and beautiful design. The restaurant at the resort was great serving wonderful Thai meals and cocktails during Happy Hour. The breakfast offered a great variety of foods and the overall atmosphere anywhere in the resort was one of ambience and peace.

A shuttle bus to the big shopping center would have been helpful.

The grounds of this hotel are sumptuous... like being in a jungle. They've beautifully landscaped around the pool, with overhanging trees, flowers, and vines. Most rooms are directly on the pool - meaning you step out your door and the pool is right there. Lots of interest for the eye. The room was large and comfy, and very quiet and easily blacked-out by drapes for a good night's sleep. The grounds are very peaceful, and you can meander around a bit.

Sometimes the room seemed a bit dark, I think because the windows are shaded - but that adds to privacy. Also, for a hotel with such a drop-dead beautiful pool, it sure would be nice if they would turn on the underwater pool lights at night.

The property is very traditional thai villa. We had room access to the pool directly it’s so nice and convenient. The room is nice and big. Staff is so friendly and helpful. Restaurant is amazing and price is very reasonable they serve not just Thai but lot of international food to suit different client. Pool bar can’t miss while you are hanging out the pool. Spa is nice and we tried twice in this holiday.

The room may need a little bit upgrade but we are looking for traditional Thai villa style so we are happy with the room.

It is a ver nice resort. Our room had from the terrace just a few stairs directly into the pool. It is very nicely done and decorated with lot of trees. Restaurant has western and thai food, service was good. Sitting was inside and outside possible. Same for breakfast. They have a spa but we didnt tried it. Transportation to downtown Chiangmai could be arranged and costs 300 bath, takes about 15 minutes.

Maybe the musiic (same song) they play the whole day. Our room was just next to the speaker. Our first room was on the very back end, with a corner view to the pool, better view to a ladies toilet. See them go inside and hear the flashing. Next morning we ask to change room and it was no problem.. than it was perfect

The resort is located with in a short distance to the hustle and bustle of the city center and the old city, however feels like you are in a remote location. A small paradise, with its own river, forest and extensive pool. Definitely a must stay.

As many other resorts around the world, it needs renovating. However this is not a reason anyone should not want to experience the amazing setting and kind service provided.

Very professional and friendly staff. Good communication in English. We stayed for 3 nights in the room with direct access to the pool (free upgrade). From the bathroom you can see your room and swimming pool through the sliding window. It really surpassed my expectations. The hotel is one of the most beautiful hotels I've ever visited and is much nicer than the photos on booking.com. It it very authentic, clean and seems like you are in a jungle. We paid 699 baht for a massage of 90 min which was absolutely great. They were the most professional masseuses that I ever met in Thailand. They also connected us with the best and friendliest taxi driver in town, named Bun. Ask for his number! We called him everyday to take us to street food markets such as the night market, White Market and Suthep Road. He also took us for a day trip to Doi Inthanon and the Wachirathan Waterfall. A very reliable man that speaks decent English. Worth coming back to this hotel!

The best thing was that every guest rooms can get access to the pool at the doorstep. Room are big enough for family of three (with an extra bed). Food of the restaurant is in good quality with reasonable price. Dining available in room as well as by the pool. Landscaping is beautiful. Numbers of convenience store (7 Eleven) and coffee shops near by. Big C extra is 5-7 min working distance from the hotel where many restaurants exist. Feels like staying in comfort with Nature. Very pleasant place indeed!

Being a big compound, there is a distance between restaurant/ lobby and rooms which might be difficult for elderly people to commute. But there is buggy service available which made quite convenient for them.
