The first thing that made me book this hotel was the location. I was going to a concert in Komedia and it is exactly just around the corner. Also it is close to all the tourist attractions, the further away ones being just a 10/12 minute walk and the bus and train stations too. The Christmas market is also one street away, plus there are plenty of restaurants and two supermarkets at 1 and 2 minutes distance. At the Tesco entrance is the stop of the bus that takes you straight to the Bristol airport. Also the price made me decide for this hotel, as they had an offer for those days, £126 for two nights. Not bad so near Christmas and if you use it as a double, but in my case it was single use. I expected the room smaller, it was more spacious than I thought, good for a single occupancy. Maybe a bit tighter for 2. There was no window, but I knew it and I didn't miss it. The bed was huge and very comfy, with a big TV on the wall at the feet. There's no wardrobe, just 3 pegs with hangers next to the bed. Also there is a stool and a desk with a small shelf below, that had a hair-dryer. Over the desk a bottle of water, 2 glasses, a kettle, two mugs, tea, coffee and hot chocolate. There's also a plug for the kettle next to it and two USB plugs, very useful if you want to avoid bringing UK adaptors. Also, on the wall right above, there are the light controls, with different options, and the temperature screen. The aircon/heating device was over the bed and worked well. Wi-fi also was faultless. The bathroom is a glass cubicle inside the room. I expected less privacy in it, but it was also better than I expected (I was on my own anyway, but for future visits). The shower worked well, no leaks to the room and the water was hot. There's a sink, a toilet, two towels per person, a pouch of hair and body wash (got a different kind on the second day) and a small soap.

On the negatives, my main problem with this hotel is that rates are non refundable. I booked here because I was travelling a week or two after, but not sure if I'd do the same if I had planned earlier. I also missed a space where you can put the luggage, or at least a closed space to put bags, given that there's no wardrobe. A drawer under the bed could be a solution that I have seen in other compact hotels like this. Also, the time on the TV was incorrect and couldn't find the way to change it. It is important if you set an alarm, because it woke me up an hour before I expected. Apart from that, everything was perfect!

Why does the bathroom have to be glass? Even just that 1 panel to the bedroom. I know it's frosted but nobody needs to watch someone wash their bum. Anyway not scarred just don't like it.

This hotel was amazing! You could not ask for a better or more central location. That being said, my room was quiet during the day and night, despite being in the absolute heart of Bath--just a few min walk from nearly everything central in the city. Located in a bustling square, you only had to step outside the doors of the hotel to be met with lively pubs with lots of outdoor dining, supermarkets, cafes, theaters, parks, museums, cathedrals and of course the Roman Baths. Even the train station was only a 7 min walk. The interior of the hotel was big and modern and the room was incredibly clean and comfortable, with a large bed and windowsill overlooking the city. Loved everything about this hotel.

There was little separation between the shower floor and the bathroom floor, and the shower door did not always keep all of the water out. A towel against the door took care of this issue, but maybe adding a small lip where the shower floor meets the bathroom floor would fix this. Genuinely not a big issue, just the only thing I could think of.

Location is great for people wanting to explore the city. It was a five minute walk from everywhere we wanted to go including beautiful private gardens, great restaurants, station and thermal spas. Check in/Check out was quick and efficient and for such a busy location it was a quiet nights sleep. Beds were comfy and the room gets properly dark.

My boyfriend referred to the bathrooms as a romance killer. The rooms are very compact with a small glass wet room (smaller than generic uni accom I would say). Not only is the toilet/shower glass it is a sliding door with a large gap so any scents are free to flow out, just have this in mind if you are fresh couple still looking to maintain the passion on a trip away. The aircon system is good for temp control but the windows (if you get one) doesn't open so regular trips outside for airflow are a must.

The staff are super friendly, and our room was small, but very clean and generally well laid-out. The location is superb - right in the heart of Bath. Really liked that there's a filtered water tap at reception. The reception area is welcoming, and has seating and tables. Buffet continental breakfast looked nice, but was extra so we didn't have it as there are loads of great places to eat nearby (and supermarkets).

For the price, breakfast could have been included. The rooms are on the small side, in our double room one person would have to sleep on the inside and climb over the other to use the bathroom at night. It would also be nice if there was something to put your suitcase on to save space. There is no parking available. The lift area is very dark and could do with better lighting, and the lifts themselves are lit with a horrible bright white light, quite a contrast!

The hotel is really close to the main attractions and also to the train station. Although small, the room is new and comfortable. Also it’s a good gesture to offer guests a glass bottle of filter water in the room, that can be filled as we wish at the reception, reducing the use of plastic bottles. The staff is really nice and helpful.

The rooms a little awkward, especially for us more mature people in that access to the "in the corner" bed was not good at all. No window in room. Booking.com failed to respond to my request for information regarding an illness that prevented one couple in our group from being with us, the staff at the hotel were not able to assist because this information had not been passed onto them either. I am still awaiting a reply to my request. Very poor communication is an understatement

Really friendly and attentive staff. I felt very welcomed straight away. Brand new building, in a fantastic central location in Bath. Soundproofed rooms, which is important considering its not far away from several pubs and bars. I was surprised by the room was totally silent which was amazing. The downstairs lounge/cafe area seemed very nice, though I didn't try the food. The rooms are reasonably small but perfectly fine especially if you're staying for a night or a few nights. It very much suited my business trip, because I could go out and then crash at the hotel. I wouldn't have wanted to spend a lot of time in the room because it is small. The staff kindly gave me a free upgrade on arrival which was nice! The rooms have spring water, a kettle, herbal and breakfast tea, milk etc. There is a smart TV with Sky and the WiFi is reasonably good (20Mbps). There are electric blinds, but the windows in the room didn't open. The lighting in the rooms is very cool - different settings from light night to very bright.

The AC was a bit loud! Even when switched off, there was still some fan noise, which was a bit annoying if you're a light sleeper - I still slept ok though. Cleaning could have been a tad better but not a big deal to me.

Very friendly, pleasant staff, this was my third stay at this hotel and each time the staff have always made me feel welcome. I like the location too, it's convenient being close to the railway station, yet not too far from places like Pulteney Bridge and Victoria Art Gallery. I really like the styling of the rooms, and the shower is especially good, very powerful! Love the huge tv too! A good choice of tea, coffee, hot chocolate etc in my room. I loved the Taylors' coffee bags too, a very nice touch! I buy these to drink at home.

Really I was happy with everything, the only suggestion I'd make is perhaps consider putting in some self serve vending machines to buy chocolate, snacks or crisps? But a very pleasant stay, and I'll definitely be back again in future!

TOWELS and face cloths were exceptional = Huge and fluffy. BED was extremely comfortable (rare to have such a good mattress — well done!!) very large with exquisite linens and comfortable not-hard pillows!! Bathroom shower was of course very simple, the faux wood flooring was not the most luxurious in feeling but the layout of the small room was very good — well organized for a single traveler (would have been more difficult w/ two guests). Window shade operated well and view was fun 'peep' at Bath living. Location across from the Royal Theater was SPECTACULAR. Staff bent over backwards at all times, were gracious, numerous, warm, pleasant and worked ceaselessly. The food (which I did not try) looked standard — had there been a small, covered selection of superb local pastries displayed, and a good brand of local coffee indicated (plus some veggie and organic options) I would have grabbed a snack. Cleaning staff were pleasant and helpful.

Again, the faux 'wood' flooring not the most attractive or sensual a choice: would suggest that Hotel Z owners look into a GREEN (meaning does not outgas) and softer feeling (instead of hard, plasticky) flooring. Could also benefit from some more COLOR (paint color on walls) not only in Entry/Check-in Area, but especially as one approached the elevator (hallway was a Dark Hole with substandard lighting and all GRAY — needs much improvement. I am a professional color and design consultant and would love to have 'improved' the area beyond the reception and even the reception in terms of visual warmth, pizzazz.

Really friendly and attentive staff. I felt very welcomed straight away. Brand new building, in a fantastic central location in Bath. Soundproofed rooms, which is important considering its not far away from several pubs and bars. I was surprised by the room was totally silent which was amazing. The downstairs lounge/cafe area seemed very nice, though I didn't try the food. The rooms are reasonably small but perfectly fine especially if you're staying for a night or a few nights. It very much suited my business trip, because I could go out and then crash at the hotel. I wouldn't have wanted to spend a lot of time in the room because it is small. The staff kindly gave me a free upgrade on arrival which was nice! The rooms have spring water, a kettle, herbal and breakfast tea, milk etc. There is a smart TV with Sky and the WiFi is reasonably good (20Mbps). There are electric blinds, but the windows in the room didn't open. The lighting in the rooms is very cool - different settings from light night to very bright.

The AC was a bit loud! Even when switched off, there was still some fan noise, which was a bit annoying if you're a light sleeper - I still slept ok though. Cleaning could have been a tad better but not a big deal to me.

Very friendly, pleasant staff, this was my third stay at this hotel and each time the staff have always made me feel welcome. I like the location too, it's convenient being close to the railway station, yet not too far from places like Pulteney Bridge and Victoria Art Gallery. I really like the styling of the rooms, and the shower is especially good, very powerful! Love the huge tv too! A good choice of tea, coffee, hot chocolate etc in my room. I loved the Taylors' coffee bags too, a very nice touch! I buy these to drink at home.

Really I was happy with everything, the only suggestion I'd make is perhaps consider putting in some self serve vending machines to buy chocolate, snacks or crisps? But a very pleasant stay, and I'll definitely be back again in future!

TOWELS and face cloths were exceptional = Huge and fluffy. BED was extremely comfortable (rare to have such a good mattress — well done!!) very large with exquisite linens and comfortable not-hard pillows!! Bathroom shower was of course very simple, the faux wood flooring was not the most luxurious in feeling but the layout of the small room was very good — well organized for a single traveler (would have been more difficult w/ two guests). Window shade operated well and view was fun 'peep' at Bath living. Location across from the Royal Theater was SPECTACULAR. Staff bent over backwards at all times, were gracious, numerous, warm, pleasant and worked ceaselessly. The food (which I did not try) looked standard — had there been a small, covered selection of superb local pastries displayed, and a good brand of local coffee indicated (plus some veggie and organic options) I would have grabbed a snack. Cleaning staff were pleasant and helpful.

Again, the faux 'wood' flooring not the most attractive or sensual a choice: would suggest that Hotel Z owners look into a GREEN (meaning does not outgas) and softer feeling (instead of hard, plasticky) flooring. Could also benefit from some more COLOR (paint color on walls) not only in Entry/Check-in Area, but especially as one approached the elevator (hallway was a Dark Hole with substandard lighting and all GRAY — needs much improvement. I am a professional color and design consultant and would love to have 'improved' the area beyond the reception and even the reception in terms of visual warmth, pizzazz.
