Hotel Villa Kiin

We have been to Villa Kiin before and were looking forward to our return visit. There have been some wonderful changes since we were last there: a very nice small pool and an account for continental breakfasts at the spot around the corner. Old beach towels also provided :) We like the proximity to the beach and yet the palm treed courtyard with pool provides a very nice place to relax. Most of the rooms have a nice balcony with a hammock. The budget rooms still have a terrace entrance. The little bungalows have the thatched roofs which are also very neat.

Villa Kiin administration does not really reply to questions online and as a result a deposit I had paid a while previously on their website (before Villa Kiin was on booking.com) had apparently elapsed. The staff do not have authority to deal with things like that and it seemed like a discussion with a manager would not happen so I resolved to forget about it and be more careful next time. Also, smoking is not allowed in the rooms but it is allowed on the balconies and poolside. For non-smokers, this can have an awful effect on your enjoyment of your balcony. No walls between balconies so smoke even goes into your room.

It's all about the location. Going here for several years in a row. Great value for money. If you get an upper floor room with balcony that's a bonus. Right on the best beach of Playa Norte.

I did not get the room I requested months ago. In the past it worked. Told me the room #3x is not available. Coincidentally I learned that day that somebody checked in and got room 34 that I wanted Loyalty doesn't seem to pay off. Breakfast is just two toast, coffee and O-jay. Upgrade to omlette though is possible for Mxn 130.

The location on the beach was beautiful! The water and swimming at the beach were amazing! The grounds were very pretty and well kept.

We didn't dislike anything. It is an older hotel so if you're looking for something fancy, this is not for you.

Staff tried hard to accommodate a few issues….broken fan, AC less than cooperative. People were called quickly to get things fixed and I appreciated that. Pool was a nice bonus. Clean and right outside my door. Mostly I must say that the staff was great.

I needed a room on the ground level because of an ankle issue. I was given one of the thatched rooms at the end of the property. It was old, dark and dismal. Not fun or enjoyable to come back to after being out. I think those rooms need lots of work.

No chairs on the beach and towels can only be change every 2 days for the beach

The hotel's location is fantastic. The beach is very nice. Snorkeling under the bridge and rocks nearby rivals what the national park offers without the headache of waiting in line. Though a modest hotel, it provides everything anyone would want to have an amazing vacation. We look forward to return.

At times there was an unpleasant toilet smell coming from the bathroom however; it is a small island with limited infrastructure thus; understandable. Whenever that happened we would sit by the pool and ignore it, since we had such a memorable time in Isla Mujeres.

Great location! and can’t beat the price compared to neighboring hotels. Being a solo traveler I always felt safe coming and going from here.

Great location, beautiful hotel right by the beach. the entrance to the beach directly from the hotel was unfortunately closed, but that didn't matter. sea ​​view from the terrace.

There was a problem with paying through my employer's benefits portal. The receptionist claimed she called booking for a solution, but she didn't. When we called later on our own, we were told that the receptionist has all the necessary information to verify the payment and card in the booking partner portal, or that the information would be communicated over the phone by booking support.

A piece of paradise on earth and our most favourite Caribbean beach.

The table in the internet room needs to be cleaned more often, because some guests are inconsiderate and leave it in a messy state. Truth is, we think no one should need internet access while staying at this lovely place however; duty calls and we had a couple of video-chats with clients during our stay thus; we had to use the table in the internet room a few times.

I would say that the location of the hotel is one of the best on the island. Next to the best bay on Playa Norte. Close to the Green Demon beach bar. The view from the third flor balcony was awesome. Looking over the bay. The hotel has so much potential if the management would just do some additional fine tuning. It would not take much to make this an excellent hotel. But I need to say that the location and value for money is really good. I stayed here several times already.

The included breakfast is very poor. Actually not even worth mentioning. Two slices of toast, a cheap orange juice and a coffee. The outdoor facility could need some fine tuning. All in all the first impression though is good (to very impressive) due to the location.
