We had a family room with river view and we enjoyes our stay very much. The location is a short 10min walk from the train station. And the river next to the hotel was beautiful with bamboo lamps at night and a nice walkway on the other side. The staff was very friendly, we got a tour around the inn at the beginning and some explanation. There where also flyers in our room with instructions for how to ware the yukata and how to set up the futon. The public bath was very nice and clean. The water temperature was also just right in my opinion. There are also 2 privat Onsen for 2 people max. You can use them also for free, you only need to look if the are occupied or not, remember to always keep the fan on and the doors closed when you leave the private Onsen ;) like the Instruktionen say. Thank you for the stay
Since it is and old building (in good condition and nicely renovated) the walls are thin and the floors squeek, you will hear other customers. This it not really a negative point but a fair warning for sensitive people, we had no problem sleeping. They provide earplugs for free in the room if needed.

Stunning property. We we’re upgrade to a river view room with no charge and it was amazing. Beautiful wooden interior with lovely communal areas.
There is only one private shower and onsen and a public one. Which given the places age is understandable it just means waiting a while for the private one or being brave.

Perfect, beautiful and gorgeous facility in a great part of town. Truly one of a kind place. Booked the family room and it was lovely with a beautiful little balcony. Onsen was great (they have a private and shared room and common areas including kitchen, sitting area and lobby were beautiful and well stocked. Tatami was comfortable but you have to make your own bed. Staff were extremely friendly and accommodating - we shipped our luggage early from another city and they were so helpful!
I noticed a bug or two and some dustiness in the closet but that is to be expected in a traditional building. No private bathroom was a little downside but the shared facilities were very clean and easy to locate.

K's house Ito Onsen is a gorgeous place to stay, the kitchen facilities are plentiful, the traditional rooms are beautiful and the onsen are both amazing. As for location between a river and the beach it was wonderful. I wish I could have spent more time here! There was also plenty of space for everyone's luggage in the room. All the staff were kind and helpful and the guests pleasant also. I can 100% recommend this place! I think it's particularly good for people who have never experienced onsen before to try the individual bath first before braving the public one. As for me, I easily enjoyed both and will miss it dearly! Thank you K's house team, I truly enjoyed my stay.
Tiny feedback but it would help if there was a hand towel next to the basin :)

THE MOST MEMORABLE STAY IN JAPAN! I've changed 3 hostels, 2 ryokans, and this is definitely the best one!!! IT'S A HIDDEN GEM. AND I honestly hope it stays that way so I can book it on my next trip to Japan and stay here longer. YOU get access to two private onsens, one on each floor, and one public onsen on the ground floor, that I honestly even loved more than the private ones. Everything is super clean, taken care of with love and the staff is super nice, and they speak English in case you don't speak Japanese! The rooms are incredible, I loved sleeping on the futon, there was enough space in rooms for everybody to leave their luggage, and in the kitchen you could help yourself to free tea, coffee, jams, bread etc. The kitchen has everything you need, and you can even do laundry. Everything you need is there. The views from the room, and especially from the common room are incredible! They have a kotatsu, and books you can read. There's at least 5 sections in the common area in case you want privacy. Honestly the best ryokan ever. And it's affordable!!!

Lots of charm to this property. The ambiance and architecture, top notch. Classic ryokan! The common spaces were very nice for chatting with friends before bed. Nice kotatsu and views in those rooms. I’m sure the onsen would have been nice but there were a million giggling college girls in there and we waited for 15 mins in the line for the showers before giving up.
VERY loud. Paper-thin walls. The toilet was leaking and warping the bathroom floors, and we could see water damage from the room above too, which is…troubling in a very old wood building. No vending machine or kombini very close so we had to walk a little for snacks or drink. Heater in the room didn’t work and it’s very drafty. Most significant—the futon and duvet were not good and it was hard to get a good night’s sleep.

The family room with river view was stunning. Wonderful for solo travellers like myself who want to experience some “zen” and relax. The balcony doors open right up so that you can hear the flow of the river and feel the cool breeze enter the room. The private hot spring, beautiful common areas (also looking out onto the Itoo River) and friendly staff made my stay all the more better. Thank you K’s Hostel for making these kinds of experiences affordable! The same room would cost an absolute fortune anywhere else.
I’m sensitive to light and felt the corridor lights seeped into my room even with all the doors closed which made it a little difficult to fall asleep. It would be nice if they could somehow be dimmed in the evening.

The traditional style rooms and beautiful common areas and little gardens outside, also the friendly and helpful staff. We travelled with 2 young kids, it was difficult to keep them quiet and orderly but the staff were quite understanding about that. Also the private onsen is open for use, which was really nice for us to use as a family with kids.
It is not really kid friendly, it’s not convenient to bring your stroller in and out of the property, and the traditional sliding doors are lined with paper. I was having a hard time keeping my 2 year old from staining the paper with his chocolate stained fingers and from poking holes in them.

The entire hostel was truly gorgeous. It plays to the strengths of the traditional Japanese house, with lovely tatami common areas, beautiful stepping stones between rooms, and natural wood details. The staff were very friendly, and had complimentary coffee, plus a free round of clothes washing for three-night stays or longer. Not to mention free onsen use, and free access to their small private onsen on a first-come first-serve basis, as well as discounts to some other local onsen. All facilities were clean and attractive - the onsen was small, but very relaxing. The view from my tatami mat dorm room was right out onto the gorgeous canal, and I could open the windows fully.
The dorm rooms were futon beds laid beside each other on tatami, with small dividing screens, which didn't afford much privacy, but there were only four to a room and it was worth the lack of privacy for the aesthetic benefits of tatami and the airy room.

Everything! A historical building with wonderful decor, well located with a 10 minute walk to the station and 3 minutes to the beach. It was also great value for money. It has an onsen which was really appreciated. There was another (discounted) onsen/ rotemburo not far away. A great izakhaya ,(frequented by staff from K’s) was a couple of minutes away and had had great food at great value. The best thing about K’s was the staff; without exception they were cheerful, friendly and super helpful.
Not being as young as I was I found myself muttering” too old for tatami” . With the firmness of the bedding and the fact that everything is pretty much at floor level it was a struggle. But that’s a personal problem
