beautiful room, I would stay again

there is no restaurant or food facility which is not what booking.com say in their site. no breakfast or dinner here. had to go to the black swan down the road which was lovely but not what I wanted from after driving for ages

We checked in at the bar and was shown to our room by a friendly and welcoming member of the team. Our room was cosy and warm and very comfortable, Tea and coffee facilities with plenty of supplies of both. There was a table and chairs outside to enjoy a peaceful cup of tea but alas it was too cold for us to use it, We will return in warmer months. Good base from which to explore Cromer and Norwich. There is a pub a few minutes walk serving meals

I believe at one time meals were served in the restaurant. In view of the location away from main towns, it would be a huge plus if meals were available. But this would not prevent us from returning.

Rooms were in the converted farm outbuildings, so away from the main farm house. En suite room with tea/coffee making facilities, comfortable bed, powerful shower. Property is in a small village close to Norwich airport, but so quiet, especially at night. Gentlemen I spoke to at check in was very friendly and helpful. Would definitely stay again.

Not a moan, but it would make it the perfect stay if there was a breakfast. Didn’t matter too much, the Airfield Diner about 5 minutes drive away does a really good breakfast for £10, except on Sundays.

I like the location and find the staff helpful and friendly.

No breakfast, no dinner, in fact no food at all. I stayed 3 nights and had to travel to eat. The tv wasn't set up and the shower was broken. In my 3 night stay there was no towel or bedding change. The wardrobe door wouldn't shut. I feel for the management and what little staff they have as they seem to be fighting a losing battle. The whole place seems very tired. However having said that I have had very good stays at elm farm and shall certainly book again in the hope that it all once again comes right.

I liked the location in a pleasant village off the main road. The room was clean and tidy, and staff came in each day, apart from Sunday, to replenish coffee and milk and clean towels each day. Price was very reasonable.

Shower was either scalding or freezing - didn't seem to adjust to a happy medium. The bedding kept falling off. Staff very rarely to be seen. Wi-fi not working in the room; had to walk up to the main building, and I couldn't get in in the morning, nor after around 8.30/9.00 in the evening. Very hard to communicate before arrival; always got a call centre response with very faint voice.

The place was really nice in terms of comfort, location and quietness. Staff was really friendly and the price per night is great, cosidering we booked the place last minute.

There was no warm water in the bathroom, however I did not raise that with a member of staff, which is why it is not too much of a concern. i am sure that had I asked for help, they would have helped us, so I am not complaining about that.

We stayed as part of a wedding party and cannot praise the staff enough. Absolutely everyone was so kind and helpful and nothing was too much trouble. Never have we stayed anywhere with such genuinely nice staff! An absolute credit and cannot thank you all enough! A perfect setting for the most perfect wedding!!

Nothing at all!

Absolutely recommended for a night stay I was in town in 15 minutes or so. Parking is opposite of my room that was in the barn conversion. Very helpful, easy check-in and check out. Room had a shower and a bath, nice and clean room. Walkable distance to pub for dinner.

Nothing really, apart from I couldn't find the entrance first in the dark and could hear neighbours but not worse than other places.

Good Value for money. Upgraded free to family room which was spacious and warm. Nice bar on site. No breakfast was included but lovely pub within walking distance with great food and serving breakfast too.

Although upgraded free we did have an issue with shower as thermostat broken so water was scalding and too hot to use. Made staff aware but we had no communication back from the staff regarding this, So a little disappointed and bar staff didn't seem to be aware. We managed but it was not ideal.

lovely area to stay , very quiet,

after checking in I realised that there was no hot water, I went to reception and told the man . the man said he would get that sorted, after returning that evening I checked and the water was on , in the morning ready to have a shower and the water was cold again 🥵
