The Kings Arms

Staff were super friendly and helpful. Newly refurbished room was top quality, very comfortable and excellent décor, more "boutique hotel than pub" standard. The evening menu was excellent and excellent value for such good quality food. We had expected continental breakfast but they have just recommenced cooked breakfasts which were amazing. Try the full English and you will not be disappointed and you can then also skip lunch!!!! We stayed here due to its proximity to a wedding venue and were concerned about being on a busy main road but the room was well soundproofed at the back of the property with great views over countryside....we couldn't hear any traffic and slept like a log! Highly recommended and surpassed our expectations.

The staff were really friendly. The room was very clean and well presented. Wifi was free and the room was well equipped with modern technology and plenty of usb ports to charge phones and iPads. The food made by the chef and ordered from the menu was excellent. Air conditioning was the jewel in the crown.

Breakfast could have been better. There wasn’t a lot to choose from and was only just continental because there were some croissants, yoghurts, limited choice of cereals and toast. The only big downside was the awful noise from constant traffic on the A120. It was fabulous and would have ten stars from us if the road wasn’t so close.

We stayed at the Kings Arms as a family to attend a wedding at Houchins, 5 mins drive away. We were able to check in early so that we could change and get ready which was brilliant. The rooms were very clean, well equipped and modern. The bed was very comfy. We stayed in the new block, which was air conditioned and was set back a little from the road. Two of our party stayed in the main pub building which was right by the road and because there was no air con had to have windows open. This made the road noise very bad. These rooms were a little less modern. The staff were friendly and we enjoyed our stay. Unfortunately we missed breakfast as it finished quite early, but as it was only a continental one, we didn’t mind. Tea, coffee and milk are provided in the room so we got a cuppa. It is very convenient if you are attending an event at Houchins and we would stay again, but would ask for all rooms to be in the new block.

Road noise bad in main pub rooms, but the building is on a very busy road so not much they owners can do. Perhaps triple glazed windows and air con in all rooms.

We stayed in one of the rooms at the back looking across countryside. Very peaceful. Parking available, good comfortable bed and good sized bathroom inc shower. Very clean bright and airy room. Air con a bonus as it was a warm day and I get hot! (a lot of uk places still don’t have this) . It is a continental breakfast which we did not eat as we had arranged to meet local friends at a garden nursery a few mins down the road for a full cooked one. Bottled water, tea and coffee, hot chocolate and biscuits were in the room also.

Nothing - Great value for money.

It was perfect location as close to the wedding venue that we were staying in. The staff were really friendly and let us check in early as the normal check in times wouldn't of suited us. The room was nice, comfortable and clean.

The breakfast wasn't great and not much options considering the price - we also got told that due to the Chef being on leave we wouldn't be able to have dinner there which wasn't an issue for us but worth thinking about if you are planning on eating there. Next time I would book without breakfast as it wasn't worth it.

Good things. the newer single-story accommodation was free of road noise when inside the room, my friends said the older ones suffered from road noise. Staff were friendly and sorted out my room lock issues. The rear of the property is nicely lawned grass backing onto fields. Nice view! Food in the restaurant was good quality and beer choice was good..

Not so good. The TV reception is not good and needs sorting. Is it Freeview? Would have scored this accommodation higher if the TV was better.

We spent one night as a stop on our road trip. The Kings Arms is located directly next to a busy street but we got a room with windows facing the meadow. So the car's noises were barely noticeable. Our dog was welcome and got some welcome treats as well as clean bowls and a mat to sleep — we loved that! The room was rather small, but more than enough for our stay. It was very nicely furnitured (mix of modern and traditional). Checking-in and out was really easy.

The breakfast wasn't the best, but we didn't expect much anyway.

Breakfast included = bit of bread and fruit unfortunately, not even jam, hooney or any conctinental choices , very dissapointed in this part as we expected a nice cooked breakfast based on information provided and opinions and not sure really what we paid for as this breakfast was barely anything and ended up having a slice of toast with butter as nothing else there but bread and very poor choice of fruit :(

The location was perfect as I had a wedding just down the road. It didn’t bother me at all that it’s on a main road. The property has recently been redecorated and looks lovely, clean and fresh. Gardens nice and maintained.

The toilet was very loud when flushing and continued to make the noise when I used the shower. Was a bit disappointed they don’t provide a cooked breakfast option, I definitely prefer eggs and beacon in the morning.

Nice rooms and lovely bar restaurant. Plenty of parking and extremely friendly and helpful staff. Nice patio area outside deluxe courtyard rooms, which were well equipped, including a/c.

The road outside was quite busy due to road works in the A12, so a little noisy , but not so much that we weren’t comfortable.
