the property is easy to find and very near to JJ market, Tesco as well as some food eateries. Bed is comfortable with four nice fluffy pillows. They provide daily drinking water too and the towels are new daily. The staffs are very helpful and kind.

the sewage in toilet has some smell. otherwise, everything would have been perfect.

This place is a hidden gem in Chiang Mai. The hotel is not a fancy one, but it maintains a high standard. The room was clean, and the property was as well. All of the staff were so cordial and welcoming. They will always greet you with a smiling faces. There is a cafe beside the hotel and the owner and all the other people there are also so lovely. The food is delicious and cheap compared to other places in Chiang Mai. You will get plenty of food options near the hotel at a meager price. It's a calm and quiet place. Not have any tourists at all near this hotel. I will come here without any doubt if I come to Chiang Mai again!

it’s super clean, the staff is friendly (good English). my boyfriend once asked for more cookies (because on that day we didn’t want any room service just towels etc) and he actually got 4 instead of 2. and the next day without asking they did as well! also the room service was really good, I wasn’t loud even tho the door etc is quite thin. and it was guarded at night.

that we had a balcony but couldn’t use it because there was no furniture for it

Location is awesome Chang Phueak is the best place to stay in Chiang mai A reception lady could speak in mandarin, wow! All staff are friendly and helpful. Hair dryer, towels are available, even a fridge! Twin beds are so comfy, we overslept haha! Balcony view of the street is awesome! Flexible check in time at night around 10pm. Security and less tourists. Local foods and communities around.

The hotel is located in a peaceful neighborhood, very quiet. Near to the hotel is possible to find daily needs: convenience store, laundry, restaurants and also a market.

Have to call a taxi to go to the Old Town, but it takes 10 minutes to get there.

A perfectly appointed hotel room - the best so far in Asia for this budget! literally can’t fault it at all. Very comfy bed, everything spotlessly clean. It was a two minute walk from an Oteri coin op laundry, and even closer to a 711. They also have a free water refill station. They don’t do breakfast but they do have an associated cafe next door, which is open until 4.30pm.

+ friendly staff and house service + facilities are really nice + nearby house cooks amazing and cheap dishes (40-50thb) + wide bed + very clean + small things like extra care on spoons and glasses hygiene + good modern style + quiet at night

Bed & pillow comfortable for a good sleep. Room is compact with all the necessary amenities such as rack to put things and hang clothes. Lighting is comfortable. A few minutes walk to Jing Jai Farmer's Mkt. Parking available with no extra charges.

Toilet bowl has a sewage stench from time to time including the parking area near the common toilet on ground floor.

The staff is really helpful and friendly. The cook.at the restaurant. She is the best and the prices are great. Definitely try them.

Sometimes, in the evenings, they leave the windows in the hallways open. The mosquitoes cometh.

There is this old man taking care of the car park giving assistance on parking.

The car park area is pretty small. We booked 2 rooms. There was one room with the bathroom having strong toilet cleaner or sewage smell on the night checking in.
