296 Heritage Apartments

Fatima is so friendly and helpful. During booking, have requested to upgrade to room with river view, Fatima remembered and explained to me upon check-in that she tried but unfortunately the hotel is still fully booked. Suggested to explore top floor terrace with great river views too. Room is well equipped, details are well thought of. Breakfast is plenty and yummy. Location is superb, just at river front, strategic yet not noisy.

The property was beautifully maintained and the rooms are spacious, well equipped, and comfy! The manager, Fatima, is fantastic! Right on the main street of Vila Nova de Gaia and on the river, so if you get a river view they are gorgeous. The one bedroom was perfect for a couple combining work and leisure travel.

Make sure when you book that you look at the pictures for the room your booking, they don’t all have river views. The rooms are still great and there is a great view from the roof.

The location of the apartment was brilliant, overlooking the river and in the heart of Gaia, yet well soundproofed so that a good night’s sleep could be had. The breakfast delivered each morning, at a time of your choosing, was more than enough for both breakfast AND lunch! The apartment was also extremely comfortable, clean and well appointed - and Sofhia went out of her way to make our stay as pleasant as possible. Thank you Sofhia - we shall be back !

Everything was even better than we expected, so there was absolutely nothing not to like!

Our first night of our road trip from Lisbon to Rio Douro Valley, was at 296 Heritage in Vila Nova Gaia. Our apartment was compact with sofa, kitchen and amazing view to the river, bridge and Porto. Wifi was very good and plentiful continental breakfast was delivered on time. Located along Ribeira de Gaia, we walked along the river enjoying the shops and view of rabelo boats. We had delicious lunch at Porto Cruz. Their tasting of Ports : White, pink , tawny and Ruby was excellent. The day ended with a Fado show in Calem. We parked our Fiat 500 at San Luiz. Only 5 minutes walking and €17 for 24 hrs. Try to park in first level. You can only pay parking ticket at the ground level. Exit at level 8 was not so bad. We enjoyed our stay in 296 Heritage. The breakfast was great and a treat that it was delivered to our apartment at a prearranged time of our choice. We left early one morning for a day trip to the Douro Valley so staff arranged to leave the breakfast in our apartment the night before. The apartment was lovely and clean in a great location.

We initially found the apartments hard to find as the entrance is in the middle of restaurant seating outside and at the front of it so we ended up walking around the back of the building. The apartments are about a 25 minute walk from the Sao Bento station so that was a bit tricky with our bags. However we followed a route over the top of the main bridge and around a pathway to the river front that avoided lots of steps.

Like? No, we loved it. From the moment we entered reception and met Fatima and her team that assisted us throughout our stay. (Don't let the entry throw you off, you enter past tables for a restaurant). The breakfast was awesome, and we ended up actually having enough left over to use as snacks during the day. There is a laundromat about a block away up a side street that we used that was also very convenient. Laundry detergent is already included in the wash, no need to bring. But the primary was the view! Overlooking Porto and the river, we would wake up in the morning just to watch the mist over the river and listen to the sounds of the city. I was a bit worried about the noise from the restaurants and street vendors right outside our balcony but once we closed the balcony doors, we heard almost nothing from the streets (and on Saturday night it was quite loud). Was a great place to stay during our trip to Porto, even though technically we were in Vila Nova de Guia. ;)

We had a small issue with the shower overflowing at times, but when we mentioned to the front desk they came up immediately to investigate to see if it was clogged. It wasn't. Older building and plumbing. But honestly, a very minor thing.

We had the studio apartment with the river views, and it was an amazing view. The staff were lovely and the bed was very comfortable.  Highly recommend this apartment.

The apartment is located right in the heart of the tourist area along the river. While we were super happy to stay there given the view we had, we did try to venture out from the apartment to find restaurants and stuff as the restaurants in that area are super overpriced. I can’t imagine I would have loved this location  as much if we didn’t have the view. Nothing negative about the apartment itself, just be aware.

Location is great. Rooms are very clean, staff were friendly and very helpful.

Was inform our rooms had river view more than a month before arrival but was given rooftop views room after getting there which is fine except there are construction of new building with rooftop view facing windows in the morning so cannot open window, too noisy. All the rooms AC units are centralized so cannot adj to lower temp during warm days on spring. they promise cool AC air during summer but not during warm spring days.

Fantastic location in Gaia, just across the bridge from Porto. At first, I was worried we would be able to hear noise from the restaurants and street below, but the soundproofing was fantastic. We had several large glass doors that opened up and a small balcony to enjoy the river and historic Porto town views. It had a nice little kitchen, dining table, and living room area, in addition to the bedroom and bathroom. Everything was great and we would definitely stay here again.

I honestly can't think of anything we didn't enjoy.

The best view in Gaia! Wonderfully clean room with a jaw dropping view of Porto. The evening views of the city are from a fairy tale and we loved to sit and look at the city and river. Great location steps to the port houses for tastings.

The cleaning service uses too much fabric softener / too strong of a scented cleaning detergent. If they could use non scented laundry detergent it would be a big plus!
