The B&B was extremely central, located on a lovely street near the canal, shops and restaurants. The B&B were easy to communicate with right up to our stay and provided all information needed prior to checking in. The check in itself was very easy to use as it was very independent. The room itself was very spacious, simply decorated, good lighting as there were 3 large windows onto the street. My favourite part of the stay was definitely the breakfast. The cafe Anne & Max provided delicious breakfast and coffees every morning. There was a good selection on the menu and was very convient to start the day there. The staff in the café was extremely friendly and approachable.

I think the main recommendation about the room that could be upgraded is the bed. While the bed was very large, we noticed it was two beds connected together. This at times was frustrating as it would slightly come apart while we were sleeping. Another thing to note, while it didn't bother us, as the B&B was very central it did mean there was noise at night. This may be something to be aware if families may be staying. However, we ourselves, found we got a good sleep regardless.

Great location in the vibrant old town canal area right next to numerous cafes, restaurants, bars, shops and historic buildings. The bedrooms are above the owner’s cafe with a separate entrance. Superb breakfasts are served in the cafe from 8-11am. It is almost impossible to get close to the B&B by car. Better to park in the Springveg car park as it is literally 3 minutes walk away and drag your luggage to the hotel.

Stairs were steep and the stair carpet a bit grubby but the rooms were very clean and comfortable. Springveg car park is VERY expensive but you could consider moving to a cheaper park once checked in

Very nice little B&B which actually is a terrific cafe (Annie & Max) with fantastic green menu with fairtrade coffee, excellent staff and very friendly and with a VERY good location - in the middle of old Utrecht! On top of the Cafe are 5 newly renovated rooms with great beds and cozy styling -clean, fresh and excellent for the price!

Only drawback, very easy to hear the neighbours and if you have the room to the street probably noisy since there is A LOT of bars outside, but you stay in the middle of the city for a reason, right? But otherwise quiet and very nice little hotel!

Could not pick a better location in Utrecht! Absolutely perfect right in the centre and lots of bars and restaurants around. The breakfast in the morning was absolutely fantastic! And the staff were so helpful and welcoming. It seemed a little bit expensive for a B&B but when we added in what it would have cost for us to buy the beautiful breakfast and coffee every morning it was totally worth it. Would choose to stay here again in Utrecht and would recommend to everyone.

The stairs were very steep and narrow so just be careful if you've had a few drinks 😂 also, the double room we booked had two single beds pushed together.

Breakfast was brilliant, and right up my alley: fresh, vegetarian options, organic where possible, fresh ginger tea. The café is a very nice place to simply sit and sip a coffee as well. The room was large and very nice. Easy communication with the café via Booking messaging, easy check-in also after opening hours. Real radiators, so cosy warmth in winter. Good bed. Tea and coffee await you in the hall right outside the room. I was there for work, but I think this room would make a great choice for a romantic city outing!

If I go back, I'll ask for a room at the rear side of the building. This room was really gorgeous, with 3 large windows opening to the street, where you get a beautiful view over a gorgeous part of town. On the downside, however, the windows are single pane, meaning they let in all the noise from the street. It's mostly a pedestrian street, so there is not really a problem with passing cars. However, Utrecht is also a students' city and students tend to go around by bike and talk rather loudly on their way to the pub or back home, so I woke up a several times during the night. I easily got back to sleep, which says a lot about the cosy energy in the room (in general I'm rather sensitive to that stuff), but if one is sensitive to that, it might be best to ask for a room at the back.

The location in Utrecht was perfect, the views from the large front room to the lively street and the canal very picturesque indeed. Breakfast by Max & Anne in was overwhelming, great choices, fresh and tasty and delicate, beautiful surroundings and very friendly staff.

The closeness to the lively street means the room is not very quiet, the noises however are very friendly, no loud music from the bars and cafés, only people having a good time. No traffic noises. The one bathroom was newly renovated and included all facilities, but not very spacious - the ther bathroom however was quite big.

We found the place charming and even though the staircase was steep for 2 old people we loved the position and the noise from the bars on Fridaynight didn't really worry us. The staff were so kind and cheerful and we looked forward to our breakfast downstairs each morning. The location is excellent, picturesque and perfect for transport and everything a tourist needs. The staff were friendly from the outset, really welcoming and the cafe is in a beautiful location. We asked if we could leave our bags before check in and this wasn’t an issue. Tea and coffee are available to the rooms and a Tony’s chocolate! The breakfast was delicious and plentiful. We also had lunch the day before we stayed this was a very good and tasty salad. Gluten free and dairy free options were available. The warmth of the staff was the highlight for us.

Breakfast is served from 8 am, which is a bit late for early birds. There is also a bell carillon ringing in the distance day and night (mostly night): quaint, but possibly excessive. In spite of the central location and the bells, though, sleeping is peaceful (and the bed very comfortable). WLAN is free but slow.

The location is just perfect, and the breakfast was very tasty. Although a bit noisy, I really liked the bells from the Dom as part of the ambient atmosphere :)

The staircase is very narrow and steepy which make it very uncomfortable to carry suitcase up and down. I think that it even can be dangerous to older people. I personally liked the bell sound in the room, but the noise from all the bars was annoying, especially where you couldn't close the window. I had also a bit of a trouble with check in and out, but luckily the crew was available on phone
