The view from the rooms is so good that by itself the hotel is worth it. It's just such an unassumingly stunning view. Fully facing the sea, you can see Turkey, you can see the boats come and go...it's perfect. Not sure if all rooms have a view like the one I had, but if so, it's a 10/10 view. Add to it a very kind staff - especially the night manager, who helped me when the room next door sounded absolutely haunted. He entertained my weird story about hearing strangled elephant noises from the other room, even came upstairs with me and explained that it might just be a Greek elderly because his uncle sounded the same. He tried to find me a different room since they had some space, helped me move, and reshuffled a couple of bookings so I wouldn't have to move again. I'm sure it wasn't a great deal of work (super low season, many free rooms), but these little things really set a "normal" hotel stay from a great one. The breakfast selection was also very good, the facilities are fine, clean, and comfortable. No complaints and would recommend.

I suppose if we are nitpicking, the gym room is very very tiny and unequipped. But you're in Kos, just get some weight exercises in and go walk along the beach. You'll be fine! :-)

My husband and I stayed here for 2 weeks. All rooms have balconies looking onto the Aegean Sea. Such a view to wake up to every morning or even in the evenings to sit and relax. Rooms were big and spacious. Big beds which were nice and comfortable and good pillows. Bathroom was a good size too. Room was kept cleaned every day. Breakfast was included. There was a big breakfast buffet so a lot of choice to choose from. Staff were nice and friendly throughout the hotel. The location is brilliant. Probably around 10 minutes walk to Kos Marina where you will find bars and restaurants. There is also lots of restaurants beside hotel if you don't feel like walking much. When we checked out of hotel the receptionist gave us a little present which I thought was so nice. Definitely recommend Kos Aktis Art Hotel to stay in and will stay again when I visit Kos.

I can't think of anything negative to say.

From the moment we stepped into Aktis Art Hotel, we were embraced with warmth and exceptional service. A special shout-out to Denise at the reception – her welcoming spirit set the tone for our wonderful stay. The manager, Thalia, went above and beyond for us, securing a table at a particularly sought-after restaurant in town. This level of personal attention truly made our vacation special. Additionally, the waitstaff were consistently attentive and friendly, with Linsi standing out for her delightful service. We felt genuinely taken care of during our stay.

Location & facilities of this hotel are wonderful. The views from the rooms are amazing. We have previously stayed at this hotel & and it's our 2nd visit. Suite rooms are very comfortable & breakfast offered was very good. On our last day, the hotel installed a ramp for easy access into the sea for swimming, a great idea & we loved using it. We can't wait to come back next year. Thank you!

We love this hotel & will not hesitate to come back. We found on this visit that there was a lack of service provided to guests using lounge chairs by the sea.area. Service was very good in the restaurant area but there was no regular service offered to guests by lounges which was disappointing. Perhaps the hotel can invest in electronic QR scans for bar & food menu to accommodate better services to guests who enjoy the swimming area & lounges. Everything else was great. Thank you to all the staff.

Location was excellent, walking distance to port, old town and all shops/restaurants. This hotel is also directly at the sea front (no road between the room balconies and the sea) which is a superior advantage compared to most hotels on that same street. The hotel has a private decked area with a platform that allows direct access to the sea. Loungers and towels are provided. There is also a long pebbly beach right beside the hotel and a nice long promenade for walks We were offered a free upgrade which was much appreciated. We were allowed a 2pm checkout as our flight was a late one, very happy with this as well. Our room was on the first floor and the view was nice but I suspect the view would be much nicer from the second or third floors. You also have to be mindful that there is activity/noise at the seafront restaurant which is in close proximity to the first floor balconies (this is mostly relevant if you are trying to put a little one to sleep) however there are electricity powered shutters that are very effective in isolating the room from light/noise. The breakfast was of good quality with a wide selection of delicacies including local cheese, prickly pear jam, halva, mosaico dessert. This was a very nice touch. You can have your breakfast at the sea front on a dedicated deck. A very enjoyable experience. The staff at the breakfast room were all very polite and helpful. Small hiccup is that cappuccinos are not included in your breakfast package and you have to pay them separately, this is not a deal breaker but I thought I should mention. Overall, I think this is an excellent option for Kos town, excellent value for your money and I would definitely return.

Very friendly welcome by personnel, unique location directly at the sea shore, all rooms have sea view and balconies. Spacious and comfortable room (I had a Junior Suite) and bed. Good breakfast, the restaurant terrace is directly above the water. Walking distance to the city centre only few minutes. Beach directly next to the hotel, plus some stairs into the water directly from the terrace, beach towels are provided at the reception desk.

The furniture (cupboard, desk) starts having some worn out shape, though this only slightly limits the overall good impression.

Hotel staff were very friendly and we liked the hotel restaurant where you could sit outside by the sea. View from hotel rooms was lovely and rooms and balconies felt private as nobody could look in through the windows.

We stayed for three nights and were woken up several times each night by noisy guests getting back to their rooms late and being noisy in the corridor outside our room. Perhaps the hotel can lay carpet or matting in the corridors so that they are less echo-y or try to have some soundproofing around the doors?

Beautiful sea views. Excellent location to many shops and restaurants, an easy walk from the port (15 - 20 minutes). Easy walk into the old town and an easy walk to Lambi beach. I like to walk :) Friendly staff. Delicious breakfast included. I fell in love with this island even though I was there in the off season. The water is so clear and the people are amazing.

The only downside is that the sun never directly shines on the balcony (I was there in November) maybe other times of the year it does.

This is the best place to stay in Kos and the receptionist, Denise is one of the best in the business. There is so much to like about this hotel: 1. Great location 2. Walking distance to middle of town and the ferries 3. Staircase into the sea 4. Great breakfast 5. Friendly helpful staff. 6. The maid who cleaned our room was exceptional!!

The restaurant can stay open till 1am and sometimes there is live music. Bring ear plugs if you have a very early flight or want to get to sleep early.

Beautiful rooms, fabulous staff. Restaurants were amazing, second visit to an Ikos property and did not disappoint. You can do as much or as little as you like here, lots of activities bikes, canoes, walks, swimming, wine tasting, or as little as you like. Enough private spaces with the upgraded rooms to give a feeling of space. We were here at end of the season and the staff were still amazing. Book your restaurants, car hire, spa etc in advance as they will book out.
