The accommodation is perfect for its location being a short walk to the promenade and towards the pier and seafront. The property is lovely and clean and a lovely garden to have your breakfast in (weather permitting). Michael and David are excellent host's and can provide valuable information for places to visit. The rooms are beautifully decorated and spacious. The breakfast was cooked to perfection, and you were not rushed. We will definitely be looking at returning.

There was nothing to find fault with.

Kirk couldn't do enough for us to ensure we enjoyed our stay. You can tell he is very proud of his business and really enjoys making his guests feel welcome. I stayed here with a friend during the August bank holiday and we both had such a lovely time - it's a great place to unwind. As well as your room there is a comfortable lounge you can use and also a courtyard style garden with plenty of seating for guests. Thoughtful touches such as cold bottled water for the rooms on arrival and surprise snacks brought out to go with our drinks later in the garden were really appreciated, along with some tips on the best places to eat nearby. We felt like we'd known Kirk and David for ages by the time we left and we only stayed one night! This place is a real find.

Choice of breakfast to set you up for the day, healthy or a full English individually prepared to your requirements . short walk to the quieter part of the beach. Could use communal area to relax or order a takeaway and eat it. in the communal area . clean environment , A rack available in the external communal area for wet beach towels/ swimsuits.

Understandably access to kitchen not for guests , but could have with basic cutlery in dining to consume food outside the breakfast window (8:00 am- 9:30 ) and a bin for any waste.

Love the in-depth orientation of the place, so we were thoroughly informed of where everything was. We were informed in detail about the places nearby that we wanted to visit. We lived their excitement and passion for these places and were totally sold on places in particular that we never knew about. Extra personal touch was that they gave my husband a gift for his birthday. They are both so easy to chat with, very kind and caring. We hope that they will continue to excel on all levels, they really deserve to.

Very friendly x spotlessly clean x great location not to far from main pier, but far enough away to avoid the crowd and noise x nice choice of food for breakfast! Yogurt or cereal x toast with jam/marmalade etc x full English or continental x good size rooms with a decent en suite including a good size shower x nice quiet garden to sit in for a bit of relaxation x nothing is to much trouble x kirk is a great host x

There is nothing not to like

EVERYTHING!! This is an amazing place. It is pristine throughout, the decor is stunning and tastefully done. The hosts Kirk and David were the best and made us feel so so welcome, it was like we had known them for years. Nothing was too much. They went the extra mile in remembering why we were staying and asking how our family do was at breakfast. The breakfast was amazing as well. We have stayed in many places in the UK and by far this is the best. We cannot wait to come back x

NOTHING! Absolutely perfect in every way

Kirk was waiting for us on arrival and quickly gave us a run through of the house i.e the outdoor seating area, downstairs bathroom and dining areas. We were then shown to our rooms which were spotless, with ensuite bathrooms that again were spotlessly clean. Breakfast in the morning was a good choice of either cereals, continental or full english. We were made to feel very welcome. A lot of effort is made by Kirk to make everything as easy and effortless as possible.

Just two very minor things that I would address. The bar facilities were ok, maybe a bit more thought on what was available. Not a great fan of cans of beer but limited choice and even then not all available. We had the cooked breakfast and it was lovely, everything we asked for we got, but maybe change the sausage supplier. Although pleasant not really great tasting. As I said two very minor things in a wonderful stay.

Breakfast was very good, the whole place is well thought out, tastefully decorated and scrupulously clean. David and Kirk, were knowledgable and friendly hosts. Perfect place for a short break.

Access to water... was given a bottle of water on entry. Assume can't drink the water in the room...? Used it for 2 coffees then no access for any more... Remedied by buying a bottle of water from local shop. This is the only niggle....so not much wrong here.

Beautifully decorated. Exceptionally clean. Great breakfast. Lovely hosts. Good location.

We stayed in top floor room with sloping ceilings on either side which was a little problematic as kept banging heads. Maybe “mind your head” signage might be helpful. Also couldn’t get tv menu up so didn’t use and didn’t ask as too late in evening. Lastly the fan was way too powerful and noisy so couldn’t use either - a smaller one would have been ideal.

We had a lovely stay at Viva guest house. The room was comfortable and clean, everything in perfect condition, and the bed was comfortable. There was a kettle to make our own tea as well. The bed and breakfast is located 2 minutes from a beautiful beach, and 5 minutes from local shops and restaurants. The breakfast was fantastic, with plenty of choice and also vegetarian options. We could even sit out in the beautiful quiet garden for breakfast and coffee. Kirk is a perfect host, he made us feel really welcome and gave great suggestions for things to do in the area. He quickly helped us out to find a garage when we had a flat tire. The b&b is easy to reach, 30 minute drive from Harwich. Perfect place to stay on arrival or before leaving with the ferry. We will definitely come back here!
